Should I Sell or Rent My Apartment?

How to Avoid a Mistake That Could Cost You HKD Millions

A valuable apartment deserves a decision based on your finances—not a confident prediction about the market.

Selling and letting solve different problems. Selling releases equity and ends your ownership exposure. Letting retains the apartment while creating an income stream and ongoing responsibilities.

The right choice depends on your objectives, available cash, borrowing and tolerance for uncertainty. Use a written comparison before choosing either route.

1. Define what you need the apartment to achieve

Recommend answering three questions first: do you need cash, do you need income and might you need the apartment for your own occupation?

Write down your intended timetable and any commitments that depend on the decision. If sale proceeds will fund another purchase, ask your agent and solicitor to help coordinate the transaction dates.

Avoid relying on an assumed future sale price when planning an obligation you must meet on a fixed date.

2. Calculate what selling would release

Prepare an estimated completion statement covering the achievable sale-price range, mortgage redemption, agency commission, legal expenses and relevant adjustments.

EAA completion guidance identifies mortgage discharge and transaction completion as matters requiring attention. Your bank and solicitor should confirm the figures and arrangements applicable to your apartment.

For a simplified illustration, a HKD 15 million sale, less a HKD 6 million mortgage and HKD 200,000 of assumed costs, releases HKD 8.8 million before any further applicable adjustments. This is arithmetic, not an appraisal or tax calculation.

3. Calculate what letting would actually leave

Recommend budgeting for vacancy, management costs, repairs, reletting expenses, taxes and debt payments. Distinguish cash flow from investment return: mortgage principal repayment reduces available cash but also reduces the outstanding loan.

For example, an assumed HKD 35,000 monthly rent produces HKD 420,000 gross over 12 fully occupied months. That is not automatically your spendable income.

Property Tax is generally charged at 15% of net assessable value, with a 20% statutory allowance for repairs and outgoings after applicable adjustments. Actual operating expenses are not all separately deductible. Ask a tax adviser to check your circumstances.

4. Test less comfortable scenarios

Recommend comparing a base case with vacancy, an unexpected repair bill and higher borrowing costs. Keep assumptions explicit so you can change them.

For scale, a hypothetical 10% movement in a HKD 15 million apartment’s value is HKD 1.5 million. That is not a forecast, and movements can be upward or downward. It illustrates why rental income and capital exposure should be considered separately.

Also compare the alternatives for released equity. Do not describe another investment as safer or more profitable without examining its own risks.

5. Check your legal flexibility before letting

Review mortgage consent, permitted use and the proposed tenancy terms. Letting a mortgaged apartment may require bank approval.

Do not assume you can recover possession whenever you decide to sell. Your contractual rights, break clause and applicable tenancy law require review. Discuss the likely sale timetable before granting a tenancy that may conflict with it.

6. Make the decision measurable

Request a side-by-side comparison using the same dates and clearly stated assumptions. Choose the route that supports your needs even if the optimistic scenario does not occur.
