Allow for the agreed deposit, advance rent, agency commission, any applicable stamp duty and moving or utility costs. Ask for an itemised breakdown before committing. Confirm whether management fees, rates or other charges are included in the advertised monthly rent.

Start with the pet-friendly filter, then tell the agent the type and number of pets you have. Confirm the landlord permission and any building rules before making an offer. Have the agreed pet conditions recorded in the tenancy agreement.
