Income, commencement date, flexibility or less work involved in letting: decide what matters most, then compare the complete offer.

| Assumption | Option A | Option B |
|---|---|---|
| Monthly rent | HK$30,000 | HK$32,000 |
| Vacancy | None | 2 months |
| Rent-producing months | 12 | 10 |
| Gross income | HK$360,000 | HK$320,000 |
Under these assumptions, the higher monthly rent produces HK$40,000 less gross income before expenses.
Not a forecast. The comparison starts when the apartment becomes available and uses the same dates.
05 / Sell or let
Cash for another purchase, recurring income, the option to return to Hong Kong or less responsibility: consider which might be the best option for you.
| Consider | If you sell | If you let |
|---|---|---|
| The numbers | Estimate proceeds after mortgage redemption and transaction costs. | Estimate cash flow after vacancy, expenses and debt payments. |
| Your capital | Consider how you would use the released capital. | Plan a cash reserve for repairs and interruptions. |
| Your timetable | Plan the sale and completion timetable. | Review tenancy timing and contractual flexibility. |
| Looking ahead | Assess the effect on your future housing plans. | Assess your willingness to retain property-market exposure. |
Ask for a base case and less comfortable scenarios. What happens if the sale takes longer, the apartment remains vacant or an unexpected expense arises?

Before you get in touch
General guidance to help you prepare yourself. Seek advice from a Hong Kong solicitor about your documents before making legal commitments.
Discuss my circumstancesYes. Ask Aria to compare likely sale and rental ranges using relevant market evidence, your apartment’s condition and your timetable. An agency assessment is an estimate, not a guaranteed price or a formal valuation for lending.
Yes. Agree the amount or rate, when it becomes payable, and any other charges before signing the estate agency agreement. Ask for the agreed terms in writing; do not assume there is a fixed commission rate.
For residential property in Hong Kong, Form 3 is the prescribed seller’s agency agreement and Form 5 is the landlord’s agreement. Ask the agent to explain the appointment period, agency relationship, commission and any additional terms before you sign.
Check the exclusive period, termination terms and circumstances in which commission is payable. You may owe commission even if a sale is arranged through someone else during the exclusive period, depending on the agreement. Ask for an explanation and legal advice if you are unsure.
Dual agency is permitted in Hong Kong. The agency relationship must be disclosed, and the agreement should explain whom the agent represents. The agent must also disclose in writing the amount or rate of commission received from the other client. Ask about consent and potential conflicts before proceeding.
Arrange stamping within 30 days after execution of the tenancy agreement. For a new domestic letting or renewal, check the applicable Form CR109 notice requirements with the Rating and Valuation Department; its guidance specifies submission within one month of entering into the agreement. Agree who will handle each step and retain the records.
No. Aria can explain the agency process and help coordinate the agreed marketing, viewing and handover arrangements. Consult a Hong Kong solicitor about contractual obligations, ownership issues, disputes or legal commitments specific to your property.
